Technical Maintenance is the discipline that determines whether a building runs reliably or absorbs unplanned downtime, accelerated wear and statutory exposure. Crown approaches it as an engineering function, not a janitorial one — led by chartered engineers and supported by trained, multi-disciplinary technicians.
Our regimes are built around four methodologies: planned preventive maintenance (PPM) for routine intervention; predictive maintenance using IoT and condition data; corrective maintenance for emerging defects; and emergency response for unplanned failure. Each asset moves between regimes based on its criticality and condition.
Crown's Technical Maintenance practice keeps the systems your building depends on running reliably, efficiently and in compliance — from HVAC and electrical infrastructure to fire & life safety and BMS. We combine in-house engineering teams with specialist subcontract partners, all coordinated through our CMMS.
Critical systems do not fail gradually — they fail at the moment of greatest demand. A chiller that fails in August, a fire pump that fails in an alarm event, or a generator that fails during a grid outage can cost orders of magnitude more than the maintenance that would have prevented it. Disciplined PPM is the cheapest insurance in a building.
Every asset under our care is registered, criticality-scored, and assigned a PPM schedule built from manufacturer specifications, statutory requirements and engineering experience. Predictive sensors are deployed on the most critical plant. Every visit is evidenced in the CMMS with photographs, readings and engineer signature.
